A CrossMod® is a home that blends factory-built quality and efficiencies with the curb appeal of site-built homes. Skilled workers build the home in an indoor environment. Once the home is delivered, it is finished with features such as porches and garages. CrossMod homes are sited on private lots as permanent improvements to the real estate and appeal to a wider range of home buyers than traditional manufactured homes.
Traditional manufactured homes are built to HUD Code standards and may have simpler exterior and interior features that allow for easier transport. CrossMod homes are still HUD Code manufactured homes, but are built to higher energy efficiency standards in the factory. Additionally, they include site-completed upgrades such as pitched roofs, dormers, porches, garages or other features that help them blend into traditional single-family neighborhoods.

The factory building process creates efficiencies that traditional building methods just can’t compete with. From the time you order a CrossMod home until the time your homeowner moves in can be as little as 2-4 months, a very favorable comparison to the 8 months, 12 months or even longer timeframe of building on-site. Here’s a quick overview of the process:
Day 1: Home order placed with factory representative. Once the order is placed, the factory can quickly give you an estimate of when your home will be delivered to the homesite, usually within 8-10 weeks of your order. While the factory takes over ordering materials and scheduling the home to be built, the site work can be done to prepare for delivery of the home. Initial permit applications can also be filed right away. Rough grading can begin and the foundation can be prepared, and, in some cases, garages can even be built on-site during this time.
Day 60: Home delivered to the job site. All manufactured homes are built and inspected in the factory in accordance with the U.S. Department of Housing and Urban Development code. This saves time and headaches once the home is delivered.
Day 64: Home sections are joined together, the roof is raised and the home is permanently attached to the real estate. The home is ready for utilities to be connected along with the on-site work needed to complete the project such as porches, decks, dormers, garage and driveway.
Day 80: The home, including all factory and site-completed work, is finished and ready for final inspection, certificate of occupancy and loan closing.
